Home Staging Helps Potential Buyers Visualize the Space

The goal of home staging is to help potential buyers envision themselves living in the home. This means we need to start by decluttering and depersonalizing the home to remove any potential distractions. Cleaning the home, removing or replacing dated window treatments, and clearing out bulky furniture pieces will help show off the home’s unique features. The goal is to help buyers visualize a model home, so they can imagine themselves with their belongings filling the space. However, leaving the home too empty can be a mistake, one that can be avoided by properly staging the home once it has been decluttered.

If a home is vacant, professional staging services will come in and stage the main living areas of the home. This usually includes the kitchen, primary bedroom, and living room and is typically for a period of 45-90 days. Proper staging can make the home appear larger. Staging helps buyers visualize the home, without overwhelming them with the seller’s possessions. They will be able to see where they may be able to place a couch and TV or a dining table. This becomes extremely beneficial with homes that have awkward layouts.

According to NAR’s data, nearly all—99%—of millennial home buyers start their search online. This also creates a necessity for staged photos. Having amazing, staged photos that buyers love will determine if they even want to go see the house in person!

Homes that are staged tend to sell for more money than if they are not staged. According to data from the Real Estate Staging Association (RESA), by putting an average investment of 1% of the sale price into staging, about 75% of sellers saw an ROI of 5% to 15% over the asking price. Staging helps buyers decide if they can see themselves living in a property and what the potential for the space is, and this tends to help staged homes sell faster than non-staged homes. A survey from the International Association of Home Staging Professionals shows that staging helps sell homes three to 30 times faster than the non-staged competition!
