June 2025 Mueller Market Update: Great Opportunity for Buyers

A Window of Opportunity for Buyers

My Mueller Residential Group colleagues and I are always keeping a close eye on the local real estate market so we can help our clients make confident, informed decisions whether they’re buying or selling.

As for June 2025?

If you’ve been dreaming of calling Mueller home, the timing couldn’t be better. The current market data shows promising signs for buyers and helpful cues for sellers.

 

🌳 Yard Homes: Inventory Is Up, Prices Holding Strong

In June 2025, two yard homes closed – exactly the same as in May. While that may seem like a small number, it reflects the growing inventory we’re seeing across the neighborhood. With 4.7 months of inventory, buyers have more choices and more negotiating power than they’ve had in years.

  • Median Sales Price: $947,750
  • Price Per Square Foot: Up from $453 in May to $468 in June 

That uptick in price per square foot is worth noting. While the number of closings is steady, buyers are still paying for quality – and sellers who prep their homes well are reaping the benefits.

Sellers, take note: Now more than ever, condition and pricing matter. If you’re thinking about listing, invest in make-ready efforts and work with a local expert (that’s us!) to price strategically.

 

🏘️ Townhomes: Steady Prices, Slower Pace

Townhomes also saw two closed sales in June. While that’s a slower pace than we sometimes see, it’s typical for the “dog days of summer.”

  • Median Sales Price: $798,255 (up year-over-year)
  • Price Per Square Foot: Slight rise from $426 to $431 

Inventory continues to build, with 18 active listings and 5.1 months of townhome inventory. This means buyers have options – and sellers need to make their properties shine.

 

🔑 Why This Is a Great Time to Buy in Mueller

We can’t emphasize this enough: this is a great time to buy in Mueller. With more homes to choose from and motivated sellers, buyers can often:

  • Be pickier about the home they choose
  • Request seller concessions (think rate buy-downs, repair credits, or closing cost assistance)
  • Lock in great opportunities before the fall rush
