The story of how 4545 Mattie Street was sold was a bit of a wild ride…
If you’re here reading a Realtor’s blog, you’re probably the kind of person who is aware that our economy has been all over the place over the last few years. You may also know that the real estate markets have followed suit. This up & down roller coaster ride was exemplified by the selling process for 4545 Mattie.
After a relatively short time on the market, we were fortunate to line up a buyer. [Yay!] We were all set to close, when suddenly that buyer walked out of the contract on THE MORNING OF CLOSING. [Noooooo!!!] The potential buyer had a sudden and significant change in their employment and decided to walk away instead of closing on the home, leaving the seller – and me – back at square one.
The buyer lost all the money they had put down on the home, which was significant. Due to how far along in the process we were, that buyer also took the risk of being sued by the seller for default – which is the legal term for when someone fails to fulfill their obligations outlined in a signed contract.
Luckily for the buyer, the seller wasn’t interested in going that route – but it was still a serious risk, nonetheless. An attorney can get more money out of the buyer, or “encourage” a buyer to make good on the contract and close on the home.
So back on the market we went!
After a few more open houses and a handful of additional offers, we at long last had our deal. [WHEW!]
I do believe that all things real estate happen when they are supposed to happen! It’s all about taking the ups with the downs and keeping your arms and legs inside the ride at all times.
