Five Things A Home Inspector is Looking for During a Home Inspection

As a potential buyer, it’s essential to get a complete picture of the condition of the home you’re interested in before making a purchase. One of the most important steps in this process is hiring a professional home inspector.

A home inspector’s role is to evaluate the property’s condition and identify any problems or issues that need addressing. They typically check the foundation, roof, plumbing, electrical, and HVAC systems, among other things. In this blog post, we’ll discuss each of these systems in more detail.

One note on home inspectors – they are generalists. If an inspector thinks something may need a closer look by an expert, they will suggest reaching out to someone in the field to take a closer look at the system in question.

Foundation

One of the most critical parts of a home inspection is examining the foundation. A solid foundation is crucial for the structural integrity of the home. The inspector will look for signs of cracks, shifting, or settling in the foundation, which could be indicators of more significant issues. They will also examine the drainage system around the foundation to ensure that water is flowing away from the house and not seeping or leaking in.

Roof

The roof is another important area to inspect. The inspector will examine the shingles or tiles, looking for signs of wear and tear, missing pieces, or leaks. They will also check the gutters to make sure they are clear and functioning correctly. Finally, they will check the attic for damage or inadequate insulation, which can lead to higher energy bills.

Plumbing

A thorough inspection of the home’s plumbing system is crucial, as it can cause significant issues if it is not functioning correctly. The inspector will check for leaks or damage in the pipes, evaluate the water pressure and temperature, and ensure that all fixtures are working correctly. They will also examine the drainage system, looking for blockages or slow-flowing drains.

It’s also a good idea to consider getting a scope of the sewer line by a professional plumber. Homes may have broken pipes or blockages, which can cause foundation issues or backflow into the property!

Electrical

Electrical issues can be dangerous if not detected and addressed properly. The inspector will examine the electrical panels, check for exposed wiring or potential fire hazards, and test electrical outlets to make sure they are functioning correctly. They will also check the smoke alarms and carbon monoxide detectors.

HVAC

Finally, the inspector will evaluate the HVAC (heating, ventilation, and air conditioning) system. They will check the heating and cooling units for damage, test the thermostat, and examine the ductwork. If the home has a fireplace or wood stove, they will check for proper ventilation and examine the chimney’s condition.

Getting a comprehensive home inspection is an essential step in the home-buying process. It provides peace of mind and helps to identify any issues that need addressing before closing. Inspecting the home’s foundation, roof, plumbing, electrical, and HVAC systems is critical to ensuring the home is safe, comfortable, and in good working order.
